A water heater is a crucial part of any home, providing hot water for everything from showers to dishwashing. However, many homeowners overlook regular maintenance until something goes wrong. Proper upkeep of your water heater not only extends its lifespan but also ensures it runs efficiently, saving you money on energy bills and preventing unexpected breakdowns.
At Downey Energy, our trained and experienced service technicians are able to expertly maintain and repair your oil-fired or propane water heater. And if it’s time to replace your water heater, we can take care of that as well.
What maintenance does your water heater need to stay in top condition? Let’s take a look at some of the essential tasks our pros can do when they come for a maintenance visit.
Over time, sediment and mineral deposits like calcium and magnesium can accumulate at the bottom of your water heater’s tank. This build-up reduces the efficiency of your heater by forcing it to work harder to heat the water. If left unchecked, it can lead to corrosion, leaks, or even tank failure.
To avoid this, it’s recommended to flush the tank at least once a year. This involves draining a portion of the water from the tank to remove the sediment.
The anode rod is a crucial component of your water heater that helps prevent the tank from rusting. It’s a long metal rod that attracts corrosive elements in the water, sacrificing itself to protect the tank. Over time, the anode rod deteriorates and will eventually need to be replaced.
Checking the anode rod every 1-2 years can significantly prolong the life of your water heater. If more than 50% of the rod is corroded, it’s time for a replacement.
The pressure relief valve is a safety feature that prevents the water heater from building up excessive pressure. If the pressure inside the tank gets too high, this valve releases water to reduce it, preventing damage or explosions.
The pressure relief valve should be checked annually. If the valve leaks after testing, it may need to be replaced.
Many water heaters are set to 140°F (60°C) by default, but lowering the temperature to 120°F (49°C) can save energy and reduce the risk of scalding. A lower setting also slows down mineral build-up and corrosion inside the tank.
To adjust the temperature, locate the thermostat dial on your water heater, which is usually found behind an access panel. Turn the dial down to 120°F for optimal efficiency and safety.
Regularly checking for leaks and signs of rust around your water heater can prevent small problems from turning into major issues. Look for any water pooling around the base of the heater or corrosion on the tank itself. If you notice rust or consistent leaks, call Downey Energy. We can provide a professional inspection and determine if it’s time for a replacement.
Proper maintenance of your water heater can significantly extend its lifespan, improve efficiency, and prevent costly repairs. Tasks like flushing the tank, checking the anode rod, testing the pressure relief valve, and adjusting the temperature setting should all be part of the regular maintenance your water heater receives. By taking care of your water heater, you’ll ensure a steady supply of hot water and avoid the inconvenience of unexpected breakdowns.
